Gilman Street School Apartments

Waterville, Maine

Objective

To convert an existing building from its previous use as a municipal school to affordable housing apartments and multiple use gym for public events and to upgrade existing parking lots and walkways and to construct an entirely new drainage system.

BCE Role

Provided preliminary plans for Town approvals and designed a stormwater management system, utilities and erosion controls and prepared a drainage report. Also provided construction documents with specifications for earthworks, storm and sanitary sewers, water distribution, pavement and erosion and sedimentation controls.

By using state and federal historic tax credits, this former school was successfully redeveloped into 35 affordable housing units and is now represented on the National Register of Historic Places.

  • 2.4 acre site, impervious area reduced to 1.8 acres
  • 27,600 sf structure
  • 35 affordable one, two and three bedroom apartments
  • Built in 1913, formerly Waterville High School

  • Roof drainage being redirected from the City's sanitary sewer system to the stormwater drainage system
