Objective

Redevelop the site and construct an 8,000 sf pre-engineered, one-story, metal building comprising retail space, a small restaurant, office space, and seafood distribution facility.

BCE Role

Providing research, project management, design and drawing development, preparing applications and submittals, and facilitating the regulatory permitting process.

This site was formerly the home of a modular home sales business and consisted of one paved entrance/parking area, an office building, concrete pads, and associated grass and gravel areas. Existing features have been demolished and the new design allows for the navigation of tractor trailers and box trucks across the site and to/from the loading dock to the rear of the new building.

  • Total developed area: 74,900 sf
  • A subsurface chamber/sand filter will be installed to treat the stormwater quantity and quality for the site
  • The site has approximately 250 feet frontage on U.S. Route One
  • 40 parking spaces for employees and customers
