Family Wellness Center

Scarborough, Maine

Objective

To redevelop a 1.5 acre site to accommodate a newly constructed 4,000 sf family wellness center building with associated site improvements to accommodate chiropractic, acupuncture, massage therapy and yoga while reusing the majority of an existing parking surface.

BCE Role

Provided research, permitting and associated site design services to move this project through the town site plan/planning board approval process to final construction.

Formerly the site of the "Old American Café", the existing restaurantbuilding was razed prior to being sold. The intent was to reuse the existing pavement in the best way possible, while decreasing the overall impervious area on the site. This project included new water, sewer and electric connections, the closure of a curb cut on Route 1, and a new, safer primary site access via Royal Ridge Road.

Project Highlights

  • Decreased impervious area by 7,000 square feet
  • 31 space parking lot
  • Layout with presence on US Route 1 and Royal Ridge Road
  • Contaminated soil mitigation
  • Reuse of previously developed American Cafe site
  • Improved site access by relocating entrance from US Route 1 to Royal Ridge Road
